Picture two listings you might see on a Saturday tour. Both are asking $1.1 million. Both are four bedrooms. Both sit inside 32082. One is behind a gate, backing to a fairway; the other is a short walk to Mickler's Landing on a quiet Palm Valley street. Same money, same square footage on the flyer.
They are not the same purchase. The gap between them is not the countertops. It is a stack of fees, waitlists, and community rules that portal medians never show you.
If you are shopping Ponte Vedra Beach by list price alone, you are underwriting the wrong number. The real price differentiator here is the club-and-gate structure sitting behind each address, and it can add six figures at closing and thousands each year after.
What the median actually hides
The headline numbers for Ponte Vedra Beach in mid-2026 look calm on the surface. Movoto put the median list price at about $1.09 million in June 2026, roughly 2% below the prior year, with a median of 51 days on market. Zillow's Home Value Index tracked the average value at $805,402 in late spring, essentially flat year over year. Homes.com pegged the median sale price at $830,000, up around 2%.
Those three numbers do not agree, and they are not supposed to. Each pulls from a different mix of what is actually trading. Movoto's number leans on active listings. Zillow smooths across all housing types. Homes.com reports closed sales. What matters for a buyer sitting in front of a spreadsheet is that the mix inside Ponte Vedra Beach is unusually wide, from condos in the low $300,000s inside Sawgrass Players Club to oceanfront estates trading past $10 million along Ponte Vedra Boulevard.
Underneath that mix, the Northeast Florida Association of Realtors reported inventory rising to roughly 3.5 to 4 months of supply through late 2025, which reads as balanced in most price bands. Days on market in 32082 stretched to around 89 days late in 2025, and buyers were closing at about 95% of list. Read together, the story is not a sliding market. It is a market where buyers finally have time to look at the fine print.
The club-and-gate stack, by the numbers
Here is the piece of the transaction that rarely shows up in a portal comparison. Membership at one of the private clubs is either mandatory, waitlisted, or optional-but-priced-into-the-neighborhood identity. It changes the true cost of the same-priced home materially.
- Sawgrass Country Club: Initiation from $125,000 effective 12/1/2025, with an estimated 18-month waitlist due to a member cap. Food minimums run $450 per year for individuals and $750 for families. Half of the initiation is refundable if you move 100-plus miles away within three years.
- Ponte Vedra Inn & Club: A $10,000 non-refundable deposit holds a place on the waitlist. Dues begin at $2,930 per year, with full-family All Sports dues starting at $6,188. The property is mid-renovation on a Sports Club and oceanfront Surf Club project that began in December 2024 and is scheduled across two to three years.
- The Lodge & Club: Initiation around $40,000, dues from $4,200 per year, with a 6 to 8 month waitlist and a second phase of construction projected to begin around 2028.
- The Plantation at Ponte Vedra: Membership is not optional. Buying a home here means joining the club, so the community carry is baked into the purchase decision.
- South Ponte Vedra Ocean Club: A workable equidistant option for buyers along the southern end of Ponte Vedra Boulevard or in Nocatee.
None of these numbers appears in an MLS remarks field. All of them show up on the second page of a serious buyer's math.
How this changes what your budget buys
Take that $1.1 million budget and apply it to five different corners of Ponte Vedra Beach. The address changes what you are actually buying.
Old Ponte Vedra. As of mid-2026, prices generally run from about $1.5 million to $7 million and up, with trophy oceanfront estates trading beyond. Inventory is thin and volatile, and comparable sales are scarce enough that valuation is a judgment exercise rather than a formula. A $1.1 million budget usually does not buy in here at all. What it buys instead, in the buyer's head, is the option to keep looking north or west.
Marsh Landing at Sawgrass. Gated, guard-attended, with Intracoastal frontage in parts of the community and heavy proximity to TPC Sawgrass. New builds in Marsh Landing are running as high as $9 to $12 million on the top end, but resale inventory shows a wider range. A $1.1 million entry here is possible, and the gated-plus-golf identity is part of what the money is buying.
Sawgrass Players Club. Roughly 1,900 homes across 16 sub-neighborhoods on the west side of A1A, holding a median in the low-to-mid $800s and about $410 per square foot on recent runs. No CDD. The Players Club also includes The Yards, a reimagined club with Northeast Florida's first 12-hole course and the Argyle Restaurant. A $1.1 million buyer has real choice here across single-family and golf-front inventory.
Waters Edge. A tighter enclave of about 80 homes built by ICI Homes between 1993 and 1996, sitting inside the Players Club gates. The June 13, 2026 median sale price is about $1.3 million at $491 per square foot, with homes still taking about two months to sell. Asking prices have been running above recent sold-per-square-foot figures, which is exactly the kind of setup where a prepared buyer has room to push back on anything overpriced.
Palm Valley Gardens, 54 North Roscoe, Marsh Harbor. The most accessible new-construction tier, with builds from about $2 million to $3 million. A $1.1 million buyer is not shopping here for new construction, but the resale streets nearby are where the same money buys the most house per dollar because the club membership is optional rather than mandatory.
The pattern is consistent. The lower your interest in a private-club social life, the more house your $1.1 million buys. The higher your interest, the more of that budget you are effectively pre-committing to initiation, dues, and possibly a waitlist that outlasts your inspection period.
The sand under all of it
The one thing every one of these addresses shares is the beach. That is not a soft claim. St. Johns County finished a $38.6 million Ponte Vedra Beach Restoration Project two months ahead of schedule in 2024, with roughly $30.6 million covered by state legislative funding and grants. The project moved more than two million cubic yards of sand, reconstructed dunes between 13 and 18 feet, brought berm elevation to eight feet, and widened the beach by 40 to 180 feet across about nine miles of coastline. St. Johns County has also completed turn and through-lane improvements at the A1A and Mickler Road intersection, which is the pinch point for anyone driving from the Players Club side across to the sand. Those two projects are the reason the addresses commanding a coastal premium keep commanding it.
Questions buyers ask us
Which zip code should I actually search, 32082 or 32081? 32082 is Ponte Vedra Beach proper. 32081 is Nocatee, which is a different market with its own pricing behavior and its own days-on-market pattern. Late 2025 data showed Nocatee running closer to 103 days on market against about 89 in 32082. If your reason for moving is the beach and the clubs, you want 32082. If your reason is a master-planned amenity package with newer construction, 32081 may serve you better.
Is the club initiation refundable if we decide to leave? It depends on the club. Sawgrass Country Club refunds 50% of initiation if the member moves 100-plus miles away within three years. Ponte Vedra Inn & Club and The Lodge & Club currently list their initiation as non-refundable. This is a line item worth confirming in writing before you commit to a home whose value proposition includes the club.
How long is the waitlist really? Sawgrass Country Club is estimated at 18 months. The Lodge & Club is 6 to 8 months. The Ponte Vedra Inn & Club has been reported in a 2 to 3 year range depending on membership category. If you are buying a home whose lifestyle depends on club access, your effective move-in date and your closing date are not the same date.
Are the Players Club and the Country Club the same thing? No. Sawgrass Players Club is the gated residential community west of A1A, home to TPC Sawgrass and the Stadium Course. Sawgrass Country Club is a separate gated community east of A1A with private beach access. Same name family, different addresses, different membership structures.
Where this leaves you
The comfortable version of a Ponte Vedra Beach search is the one that stops at the median. The useful version keeps going. The homes that look identical on a search results page are separated by decisions the seller made years ago about which club, which gate, and which set of monthly obligations came with the house.
